How much do Modrooms cost?
Our individual Modrooms are targetted at the $40,000 to $60,000 price point - much cheaper than building an extension on to your home, but more expensive (and far more luxurious) than an old-style patio. And as a Modroom is fully weather-sealed, you can use it all-year-round.

What materials are Modrooms constructed from?
We use a steel floor chasis with a commercial-type wall contruction: Steel stud framing, with a rendered fibre-cement exterior, gyprock interior and cavity insulation. On the roof we generally use Bondor panel for its superior thermal properties.

What sizes do Modrooms come in?
Our smallest modules are 1.8m x 2.4m. Our largest single modules are 14.0m x 4.5m, but multi-section modules can get even bigger than this.

What does the price include?
Our standard packages include the room itself, council approval, electricals (including on-site hookup), delivery and installation. We also offer many options, so be sure to specify what you would like when requesting a written quote.

Are all the electrics included?
Generally our quoted prices include a switchboard, lighting, a certain number of power points as standard. It also includes in wiring your Modroom to your existing house up to 15m away. Ask us for a quote if you would like it further away from your house than this.

Can a bathroom be installed?
Yes.

Can we add plumbing?
Yes, there is sufficient under-floor access to add plumbing for kitchens, bathrooms, etc.

Do you need council approval?
Yes, absolutely. These days council approval is required for most pergolas, patios, pool fencing and sheds. And a Modroom is much more substantial than these simple structures. The good news is that we handle this approval process for you.

Who arranges the council approvals?
We handle this process for you, unless specifically excluded in your contract.

Can you always get council approval?
Unfortunately this is beyond our control. Most Modrooms can be approved, but considerations regarding your particular block may prevent this in some instances. For example: If you have more than 50% covered area on your block, if you want to build the Modroom on an easement, or if you would like your Modroom built at the front of your house.

Are Modrooms cyclone rated?
Our units have been designed for use in the south-west of WA. If your project is for use in a cyclonic area, please talk to our office for a quotation on design and relevant engineering certification.

Can a Modroom be relocated later on?
Yes. Being a modular unit, in principle it could be relocated at some stage after installation.

Can a Modroom be connected to an existing house?
No. Our modular system is designed to be free-standing away from other structures.

Can a Modroom be installed in regional areas?
At this stage we are focussing on the Perth market, but in the future we plan to offer Modrooms throughout WA.

How long do they take to manufacture in your factory?
The total length of time from deposit to completion varies from project to project, but as a guide expect the process to take around 6-8 weeks. Most of this time is taken up by the building approval process. Construction in our factory usually takes about 2 weeks, followed by our famous three day on-site installation.

How do we know that a Modroom can be lifted into our back yard?
As a rule of thumb, if you can have a pool craned into your yard then you can have a Modroom lifted in also. If our crane contractor deems that a crane-lift is not possible, we can use our alternative method - on-site installation of pre-fabricated components - but this method does not allow us to complete works within 3-days, but usually only about 2 weeks.

Can the Modroom floor be at ground level?
Yes, however this does add some extra work and cost. Typical earthworks and soil removal adds an extra ~$2500 to the cost of a Modroom. If ground level installation is important for your project, ask our staff for a written quote.

Do you do granny flats?
Yes. Living room, bedroom, laundry and toilet modules can be combined for this purpose.

Do you sell the deck separately?
Yes. The deck is available through our sister business, Smart Timber. Call their sales office now on 9353-1888.

Do you sell the bi-fold doors separately?
No. Retrofitting doors to an existing building is a specialist job. We suggest you try local business M & B Sales.

Do you also do renovations, garage conversions, interior decorating?
No. Our skilled staff are busy building Modrooms...
